Beware of Foreclosure Scams and Check Points being set up for Holiday Drunk Driving
Foreclosure scams on the rise
The Neighborhood Housing Services of Orange County, which partners with the City's Family Resource Center, is warning residents to beware of foreclosure scams and to report illegal activity to authorities.
Loan modification scams are proliferating at a rapid pace. Every day, scam artists prey on unsuspecting homeowners who are facing foreclosure in Orange County, according to the organization.
There are six things residents should beware of:
1) A company/person asks for a fee in advance to work with your
lender to modify, refinance or reinstate your mortgage. They may pocket
your money and do little or nothing to help you save your home from
foreclosure.
2) A company/person guarantees they can stop a foreclosure or get
your loan modified. Nobody can make this guarantee to stop foreclosure
or modify your loan. Legitimate, trustworthy HUD-approved counseling
agencies will only promise they will try their very best to help you.
3) A company/person advises you to stop paying your mortgage
company and pay them instead. Despite what a scammer will tell you, you
should never send a mortgage payment to anyone other than your mortgage
lender. The minute you have trouble making your monthly payment, contact
your mortgage lender.
4) A company pressures you to sign over the deed to your home or
sign any paperwork that you haven't had a chance to read, and you don't
fully understand. A legitimate housing counselor would never pressure
you to sign a document before you had a chance to read and understand
it.
5) A company claims to offer "government-approved" or "official
government" loan modifications. They may be a scam artist posing as
legitimate organizations approved by or affiliated with the
government. Contact your mortgage lender first. Your lender can tell you
whether you qualify for any government programs to prevent foreclosure.
Remember that you do not have to pay to benefit from government-backed
loan modification programs.
6) A company/person you don't know asks you to release personal
financial information online or over the phone. You should only give
this type of information to companies that you know and trust, like your
mortgage lender or a HUD-approved counseling agency.

As party-goers celebrate the holidays with friends and family, they should heed the "Avoid the 38 DUI Task Force" warning to keep the party off the road or be ready to face the consequences. Law enforcement from every county agency are out in force through the New Year's weekend cracking down on anyone caught drunk behind the wheel.
DUI driver's license checkpoints, Multi-Agency DUI Task Force deployments and local roving DUI patrols are scheduled during the winter holidays.
"The dangers of drinking and driving have been known for many years and the vast majority of people recognize that when they consume alcoholic beverages, they put others at risk if they drive," said Sheriff Sandra Hutchens. "Sadly, a small minority of the public continues to drive under the influence and they threaten the lives of the rest of us on the road."
During last years' more than 2-week Winter Holiday Campaign, 36 people were killed in crashes statewide with a blood alcohol concentration (BAC) of .08 or higher and another 1,168 were injured in alcohol-involved wrecks. In Orange County during that same time period, there were 172 alcohol-related collisions. One person was killed and another 78 people were injured.
According to the Orange County Sheriff's Department, 121 people were arrested for driving under the influence of alcohol or drugs over this past weekend, preliminary numbers show.
The public should remember these simple tips for a safe holiday season:
Plan a safe way home before the festivities begin;
Before drinking, designate a sober driver;
If you're impaired, use a taxi, call a sober friend or family member, or use public transportation;
If you happen to see a drunk driver on the road, don't hesitate to contact your local law enforcement;
And remember, Friends Don't Let Friends Drive Drunk. If you know someone who is about to drive or ride while impaired, take their keys and help them make other arrangements to get to where they are going safely.
Funding for this operation is provided by a grant from the California Office of Traffic Safety, through the National Highway Traffic Safety Administration.

Santa Paws is Coming for your Pet Photos!
Don't miss 'Santa Paws' holiday pet portrait Saturday
Santa Paws is coming to South County for a good cause. On Saturday, Dec. 4, you and your pet can have your picture taken with Santa and help support the Mission Viejo Animal Services Center. The facility has been serving Aliso Viejo since January 2009.
Santa Paws will be held from 11 a.m. to 2 p.m. at the Winter Wonderland Village nestled in the Kershaw Garden at the Mission Viejo Civic Center, 200 Civic Center.
The cost is $20 (cash or check only) for the portrait with Santa, and 100 percent of the proceeds will benefit the animals at the Mission Viejo Animal Services Center located at 28095 Hillcrest. Friendly and social pets are welcome.

The City is a community partner in the roughly 3-hour holiday event, which attracts people of all ages to the Grand Park/Town Center Amphitheater for a festive seasonal celebration.
The fun kicks off at 4:30 p.m. and includes live entertainment; complimentary cookies and hot chocolate; and tons of holiday cheer.
Besides the arrival of jolly old St. Nick and his jovial bride, visitors will enjoy the official lighting of the holiday tree.
Kids can also visit with Santa after the formal program.

Aliso Viejo working on going GREEN!
Public invited to provide input regarding Aliso Viejo Green Initiative Dec. 9
The public on December 9 is invited to take part in the first of several workshops designed to provide the City with a framework for reducing Aliso Viejo's carbon footprint.
The public workshop regarding the "Aliso Viejo Green City Initiative" will take place from 7:00 to 9:00 p.m. at the Aliso Viejo Conference Center, located at 31 Santa Barbara next to the Aquatic Center and Aliso Viejo Country Club.
The Aliso Viejo Green City Initiative will determine greenhouse gas emissions for existing municipal, residential and non-residential sectors in the City; will set reduction targets; will develop goals, policies and measures to decrease greenhouse gas emissions within the City; and will formulate strategies for adapting to climate change.
The public's involvement in the Aliso Viejo Green City Initiative is essential to making Aliso Viejo "greener" and benefiting the community as a whole.

Sparks of Love Toy Drive at the Fire Station in AV
Contribute to Firefighters' Spark of Love Toy Drive
The public is invited to help needy children during the holidays through the Spark of Love Toy Drive that runs through December 24.
The Spark of Love campaign began in 1993 in cooperation with ABC7 and local firefighters throughout Orange, Riverside, Los Angeles, San Bernardino and Ventura counties.
Spark of Love combines efforts with the U.S. Marine Corps Reserve Toys for Tots program, Orange County Social Services Agency's Operation Santa Claus program and the St. Vincent de Paul Holiday Charities program. Working together as the Orange County Toy Collaborative, these groups collect and distribute about 250,000 toys annually to underprivileged children throughout Orange County.
Community members can drop off new, unwrapped toys or sports equipment to Aliso Viejo Fire Station 57, which is located at 57 Journey.

People who have already pre-registered for the sold-out family event are set for the January 22 date and should save the wristbands they received from the City in order to enter the snow areas.

Aliso Viejo Snow Event Sold OUT! waiting list being formed
Snow Fest 2010 sold out but waiting list available
Aliso Viejo's popular Snow Fest event sold out within two days of pre-event registration that started on Saturday and ended Monday.
Snow Fest takes place in three sessions between 10 a.m. and 2 p.m. on November 20. The event transforms Grand Park at Aliso Viejo Town Center into a winter wonderland complete with snow.
Pre-event registration is required to attend Snow Fest, as no tickets will be sold at the event.
However, the City is compiling a waiting list for the possibility of adding a fourth session, which will be dependent on the weather forecast and other factors. If you are still interested in adding your name to the waiting list for the potential fourth session, e-mail Kristin Olsen at kolsen@cityofalisoviejo.com.

Calling all parents, caretakers and kids: If you want to enjoy a fun-filled morning with songs that make kids sing, dance, laugh, clap and stomp their feet, then head to the free Hullabaloo Concert on Thursday, Nov. 11.
The Aliso Viejo Community Association (AVCA) concert is from 11:00 to 11:45 a.m. at the Grand Park/Town Center Amphitheater. It features Hullabaloo band members who are sure to delight kids and adults alike. The City of Aliso Viejo is a community partner in the event that complements the City's 2010 celebration of the Year of the Youth.

Registration is available for Aliso Viejo residents starting Saturday, November 6 for a fun-filled holiday event that will transform a pristine park into a winter wonderland complete with snow.
The City's Snow Fest takes place on Saturday, November 20 at Grand Park, 26703 Aliso Creek Road. The holiday event will take place in three sessions - from 10:05 a.m. to 11:05 a.m.; 11:25 a.m. to 12:25 p.m.; and 12:45 p.m. to 1:45 p.m.
Visitors will enjoy the Grand Mountain (long run), Bunny Hill (short run) and Snow Man Park for youngsters 5 and under. Along with tons of snow, the event will feature refreshments and music. Renaissance ClubSport will provide cocoa and cookies and the Aliso Viejo Public Library will provide a craft.
The entrance fee is $5 per person. Participants are encouraged to bring mittens and dress for snow. The City will supply sleds and saucers. No pets or outside sleds/saucers or snow equipment allowed.
Pre-event registration is required for all snow areas, as no tickets will be sold at the event. Aliso Viejo residents will have priority registration on Saturday, November 6 from 8:30 a.m. to noon and on Monday, November 8 from 8:00 a.m. to 4:00 p.m. Open registration for residents and non-residents will be held on Tuesday, November 9 from 8:00 a.m. to 6:00 p.m., if space is available. Open Wide, a popular rock 'n' roll band, will headline Aliso Viejo's 5th annual Founder's Day Fair on Saturday, September 25 at the Aliso Viejo Ranch, 100 Park Avenue.
Serving up tunes that cater to the masses, the Southern California band offers an eclectic blend of rock performed with talent and zeal.
The City's annual fair, which takes place from noon to 6 p.m., transforms the 7-acre Aliso Viejo Ranch back to its California ranching roots with an old barn, bunkhouse and lots of history. Visitors to the fair will enjoy a day at the ranch with live entertainment, a water balloon launch and dunk tank; giant slide; climbing wall; games; demonstrations; gold panning; pony rides; delectable fare for purchase; and much more. Admission is free.
Local non-profit organizations are invited to provide food or activity booths during the popular event that attracts people of all ages. Space is limited and booths are filling up fast. The City is also seeking local community talent to showcase. The City facility asked residents to choose their favorite family-friendly flick from a list of 10 by e-mail or posting their choice to the Aliso Viejo Aquatic Center (AVAC) Facebook page. The beloved animated film received the most votes out of the nearly 50 people who weighed in.
The evening, which blends a night at the movies with a dip in the pool, kicks off at 7:00 p.m. at the resort-style facility located at 29 Santa Barbara. The Oasis Cafe will be open to 7:30 p.m. providing a host of delectable snacks to enjoy during the G-rated film.

The clinic, hosted with the Southern California Veterinary Vaccine Clinic, will take place from 7 to 8:30 p.m. at 28095 Hillcrest.
Dog vaccines include Rabies $6; DHPP $15; and Bordetella $12. Cat vaccines include Rabies $6; Purevax Rabies $20; and FVRCP $15.
Aliso Viejo, Mission Viejo and Laguna Niguel pet owners can also have their animals licensed at the clinic. A license is required for all dogs starting at the age of 4 months.
Microchipping is available for $20.
The vaccine clinic will accept cash only and microchips can be paid for by cash, check or Visa/MasterCard.

The public is invited to have lunch at the pool with US swimmer and Olympic gold medalist Kaitlin Sandeno on Monday, Aug. 16.
"Lunch with Kaitlin Sandeno" is from noon to 2:00 p.m., and guests can take advantage of fresh fare prepared by the Oasis Cafe.
A 4-time Olympic medalist, Sandeno will give youngsters invaluable swimming pointers, sign autographs, pose for photos and answer questions about her successful career during her visit to the Aliso Viejo Aquatic Center located at 29 Santa Barbara.
Sandeno won silver, bronze and gold medals in the 2004 Summer Olympics in Athens, Greece. She took home a bronze medal at the 2000 Summer Olympics in Sydney, Australia. She retired from the sport in 2008.
Out of the pool, she enjoys giving back to the community through motivational speaking and youth appearances.

The Aliso Viejo Family Resource Center and Mission Viejo Animal Services Center will host a low-cost vaccination and microchip clinic on Saturday, Aug. 7.
The clinic will take place from 9:30 to 11 a.m. at the Family Resource Center at 24671 Via Iglesia. The center is conveniently located near Moulton and Calle Cortez.
Dog vaccines include the four-in-one vaccine (DA2PP) and the Bordetella vaccine for dogs 8 weeks and older. Cat vaccines include the four-in-one vaccine (FVRCP) for cats 8 weeks and older. Dog and cat rabies vaccines are $6 each. DA2PP and FVRCP vaccines are $14 each. Bordetella vaccine is $11 each. The FELV vaccine at $17 and the Lyme vaccine at $22 will also be available.
Pet owners can also have their animals licensed at the clinic. A license is required for all dogs starting at the age of 4 months.
Microchipping is available for $28. The cost includes registration and lifetime monitoring.

The public is invited to attend a National Night Out event, "Aliso Viejo's Night for Safety" at the Aliso Viejo Target Center on Tuesday, Aug. 10.
The family event, hosted by Aliso Viejo Police Services and Target, is from 5 to 8 p.m. at the center located at 26932 La Paz Road.
National Night Out is a nationwide community-building campaign designed to generate participation in local safety and anti-crime programs and to strengthen police-community partnerships.
In Aliso Viejo, the event will feature free child fingerprint kits; child safety games; Orange County Sheriff's Department Search & Rescue bloodhounds; Orange County Fire Authority Station 57; Aliso Viejo Family Resource Center referral services; and the Aliso Viejo Boys & Girls Club. There will be family safety, crime prevention and emergency preparedness booths, free raffles and prizes.
Target, the event's sponsor, will provide free refreshments and child face-painting.

Community members are invited to lace up their tennis shoes, grab some bottled water and join City staff members Monday, July 19 for a walk around Aliso Viejo's Town Center Loop Trail.
The City's Summer Walking Program embraces Aliso Viejo as a "walkable" community and takes participants on the Town Center Loop Trail, which essentially loops around Aliso Viejo Town Center.
The program, which kicked off earlier this month, is from 6:00 to 7:00 p.m. July 19 and July 26. The goal is to give people an opportunity to explore and enjoy the scenic trail, get a healthy dose of exercise and make new friends. World-class trainers from the Renaissance ClubSport will lead warm-up exercises.
Participants are encouraged to park and meet at 5:45 p.m. in front of the On the Border restaurant. The eatery, located in Aliso Viejo Town Center near Enterprise, is at 26661 Aliso Creek Road.

The City is seeking adult volunteers interested in signing up for the Aliso Viejo Police Assistance Liaison Services (AV PALS) volunteer program.
AV PALS assists Aliso Viejo Police Services with everything from security checks and traffic control to Neighborhood, Business and Park Watch Programs and help with special events.
People should be able to work at least 12 hours per month, with some weekend work required. Volunteers will be required to pass a background check and have a valid California Driver's License. AV PALS volunteers receive all necessary equipment, including uniforms.

Free Shredding Event on May 6th
Please take advantage of this event by bringing your documents for shredding. I took advantage of it in Laguna Niguel and there were police watching to be sure every document and box was loaded into the shredder. It is a great way to start your spring cleaning!

In an effort to protect residents from identity theft and provide a free public service, the City will host a document shredding and identity theft protection event on Saturday, May 8.
The City is giving community members an opportunity to have their sensitive records securely destroyed from 8:30 to 11:30 a.m. in the parking lot of the Aliso Viejo Conference Center, 31 Santa Barbara.
Identity theft is one of the fastest-growing crimes in the nation, and shredding documents with personal or financial information can be an effective measure of prevention.
Residents and businesses can bring up to 10 standard-file boxes of paper records - canceled checks, pay stubs, credit card statements and more - that will be shredded on-site for free. The boxes of pages can contain staples and paper clips but must be free of notebooks or other bindings. Staff will also be on hand to answer questions and provide information about identity theft.
The Aliso Viejo Conference Center is located next to the Aliso Viejo Aquatic Center, which opens to the public for a second spectacular season on May 1. The facilities are located off Glenwood at Golf Drive between Moulton Parkway and Aliso Creek Road. Information: www.cityofalisoviejo.com.

The Aliso Viejo Pool will open soon!
The operating season and daily hours for the Aliso Viejo Aquatic Center will be extended beginning in May.
The new season – May 1 to Sept. 30 – adds six weekends. Weekday hours will be shortened and weekend hours will be extended. The changes – based on suggestions from the public and a review of 2009 attendance logs – were approved this week by the City Council.
The city also will offer season passes for adults, $150, and children, $90. Monthly passes are $50 for adults and $30 for children.

Open House at 12 Goldenrain on Sunday
Larry and I help Goldenrain open from 1 to 4 yesterday and we had at least 30 groups of people through the home. They came with agents and followed the signs in. This particular home is a short sale in a great neighborhood called Carmel. I was not suprised to see the amount of people that showed up, because this size home is and always will be very popular with move up or move down buyers. It has 4 bedrooms, 3 full baths and a small pool.

Have you thought about putting a home warranty on your present home?
There are several companies that sell these. It is customary to have one for the first year of your new home purchase. However, once your home ages and things start to break, it's not a bad idea to put one on it. For example, a new air contitioner can cost you 2,000 plus but with a home warranty, it will be only the cost of the year's coverage and a service call. It's really a good idea to look into it.

Want to search the Orange County Property Tax Site?
This is a great site to check on Property Taxes for any address in Orange County. You can also find mello roos info by opening up a particular address's info and then scroll down to the " Details Link"
There you will find the exact mello roos on the property. Contrary to what many people think or say, mello roos in not a percentage of anything. It was based soley on square footage and can be higher or lower depending on what portion of the bond, if any, was paid by the builder. So this is the best way to get this information. Or of course, your Realtor should be able to guide you on this. I always pull up this information for my clients.
It also shows if tax payments are paid or late and any fines that are due. It does not release homeowner's information. It goes by address or APN number only.

Aliso Viejo Inventory Report 2/22/2010

Today we have 124 ACTIVE LISTINGS
197 in BACKUP AND PENDING STATUS
and in the time period of 1.22.2010 to 2.22.2010 we closed 55 SALES.
So our INVENTORY is officially at 2.25 Months... which is low and makes for a better market for sellers than buyers at this time. Espeically if the sellers happen to be equity sellers which is about 40+ percent of our market. The rest are shortsales and foreclosed properties.
If you don't believe the market has shifted gears, keep watching these weekly reports.

Everyday February Beauty
WE finally got a Trader Joes
We had been missing that. Last year we finally got one in our Lowe's shopping center known as "THE COMMONS" We also have one of the fanciest Taco Bell fast food around. It was actually torn down and replaced at a different location in the shopping center to make room for Walgreens,Trader Joes and a few other stores and restaurants.

Inventory information as of February 18, 2010
It's very important to watch the inventory and sales for each month to see where the market is going.
I have seen inventory in Aliso Viejo as low as 35 total active properties to as high as 500 active properties. ( these numbers always include condos and Single family residences)
Today we have a total of 134 ACTIVES
194 PENDINGS and Accepting BACK UP OFFERS
Since January 1 of this year, we have had 97 CLOSINGS. So we are selling approx 63 homes a month, which puts us at a little over 2 months of selling inventory. This shows there is lots of buyer interest in our community!
These figures are taken from the Multiple Listing Service. MLS and are particular to the Aliso Viejo Marketplace.
