What are they doing to the street now? Aliso Creek and Pacific Park?
What is most amazing is how busy the street is. When I moved here in 1991 I could count the cars go by on Aliso Creek Road. I lived right below it in the Applause Tract.

Please watch out for your pets!!! Coyotes are out there.
Pet owners should beware of coyotes
After recent coyote attacks in surrounding cities, Mission Viejo Animal Services, which serves Aliso Viejo, is warning pet owners to beware of coyotes. Call 949-470-3045 immediately if any of the following occurs:
· Your pet is attacked or killed.
· Coyote is on your property or living close to your property.
· Coyote is acting unusually aggressive towards someone.
· You have been bitten by a coyote.
· Coyote is injured or appears sick.
Animal Services takes these situations seriously. Each report will be evaluated to determine if the coyote is behaving in an unusual manner or is a threat to human safety. Further action - including removing the animal - may be required.
People should always be aware of the presence of coyotes living within the community. Pet owners are encouraged to follow these safety practices and precautions:
· Be aware coyotes are more active in the spring, when feeding and protecting their young.
· If followed by a coyote, make loud noises. If this fails, throw rocks in the animal's direction.
· Do not leave small children or pets outside unattended.
· Do not allow cats outdoors to roam (day or night).
· Do not use a retractable leash - a leash should be no more than 6 feet. This allows you to be in control of your pet and ensures it's close to you at all times.
· Trim ground-level shrubbery and clear brush near your home to reduce places where coyotes live and hide.
· Keep pet rabbits in suitable cages.
· Keep tight covers on all trash containers, and put trash out on collection day at the latest opportunity.
· Never leave water or pet food outside.
· Never feed coyotes.
· Never attempt to touch, pet or capture wildlife. These animals will bite to protect themselves.
Remember, coyotes are hunters seeking a food source. By nature, they are fearful of humans, but if coyotes have access to human food and garbage, their behavior changes and they can lose caution and fear.
For more information or to report coyote incidents, call Mission Viejo Animal Services at 949-470-3045.
There was one on my lawn the other night.. 10:45 at night. If I had walked out the front door with the dogs, not sure what would have happened.

City gives green light to improvements at sports parks
Much-needed improvements will be made at local sports parks under a plan the City Council unanimously approved last week.
The improvements include new shade structures at Woodfield Park and Aliso Viejo Community Park and lights and a restroom at Foxborough Park. The community improvements stem from an extensive effort by the City's Recreation Ad Hoc Committee, led by Mayor Pro Tem Donald Garcia and Council Member Phillip Tsunoda.
"While it's been a very labor intensive six to eight months to get to this point, I'm very happy we are here," Council Member Tsunoda said. "I'm even more excited that within the next several months the community will actually get to feel the benefit from these improvements."
The overall cost of the improvements, which will be funded through the City's Enhancement Fund, are roughly $949,000, with the City covering 75 percent. The remaining 25 percent of improvement costs will be shared with the youth sports groups most associated with the fields.
The agreement specifically calls for a prefabricated restroom and sports field lighting for the entire complex at Foxborough Park, which is primarily used by Aliso Viejo's AYSO District 889. The agreement includes installing 12 shade structures over bleachers at the six baseball fields at Woodfield Park, which is mainly used by the Aliso Viejo Little League. Six shade structures will also be installed over the bleachers at the Aliso Viejo Community Park, which is mostly used by the Aliso Viejo Girls Softball organization.
"The City is being extremely proactive with making improvements to our sports fields that will benefit our youth for many years to come," said Mayor Pro Tem Garcia. "I am thrilled that we have been able to work with our local sports groups to identify these improvements and make them a reality."
"This is a much needed improvement and about time. I only hope they put the shade structures up high enough so kids cannot access and vandalize. I personaly think our goal should be to have bathrooms at all of our city parks."

Phase 2 of Town Center Loop begins August 1
Second phase of Town Center Loop Pedestrian Enhancement Project begins Aug. 1
Work is expected to begin Aug. 1 on the second phase of the Town Center Loop Pedestrian Enhancement Project.
The Town Center Loop Trail, which essentially loops around Aliso Viejo Town Center, provides the community with another recreational component that promotes health and well being along with supporting the City's goals for a sustainable and "walkable" community. The trail is designed to provide pedestrians with a safer walking path and amenities to encourage pedestrians to complete the roughly 3-mile/5K walk.
The first phase of the project, which was completed in 2009, consisted of new signage, enhanced hardscaping and pedestrian crosswalks along Aliso Viejo Parkway and Aliso Creek Road between Enterprise and Pacific Park Drive and along Enterprise between Aliso Viejo Parkway and Aliso Creek Road. Phase 2, which is about 1.2 miles, will complete all enhanced corner hardscape, distance markers, monuments and crosswalks for the trail. The project extends from the intersection of Aliso Viejo Parkway and Pacific Park Drive south along Aliso Viejo Parkway to the intersection of Aliso Viejo Parkway and Aliso Creek Road and then north along Aliso Creek Road to the intersection of Aliso Creek Road and Pacific Park Drive. In future phases, the City plans to add amenities such as seating, trash receptacles, public art, lighting and landscape enhancements.
Construction is expected to be completed at the end of September. Most of the work along Aliso Creek Road and Aliso Viejo Parkway will take place on the sidewalk and across business driveways with little impact to traffic. Alternate business access may be required at times and signs will be posted as necessary to facilitate any detour. Concrete paver crosswalks will be installed across Pacific Park Drive at both Aliso Viejo Parkway and Aliso Creek Road. The work will be completed in three phases in August and will require lane closures on Pacific Park Drive. Traffic delays through the construction area are expected and alternate routes are recommended.
For more information, call the Public Works Department at 949-425-2530. A map of the project is available by clicking here.

I spent my 4th of July in Boulder Colorado this year
What a great town. So much open space and lots of biking and hiking trails throughout the community. Boulder has installed these bike stations throughout the downtown area to encourage walking and biking. You can pick up a bike for a small fee per month and return it to any of the stations. We saw several of them. Here is what they looked like. I hope some cities here adopt this idea where we could use them year round, not sure what happens in the winter there.

Market update for 5/23/2011 to 6/23/2011
Today we have 278 Active Listings on the MLS in all of Aliso Viejo
179 listings are in Back up or Pending Status
We closed 63 listings in the time period.
There are currently 47 Rental properties listed on the MLS.
(the only thing that skews this data is that some listings that show active really have offers on them but are Short Sales and the agents don't take them out of Active status. This has been going on for quite sometime.)
The market appears to be stable and hasn't changed all that much. We continue to have moderate inventory and about the same amount of homes keep selling each month.

Westridge Park #19 of 21 Parks
This is the park near where I live. I go there a couple of times a day with my dogs. It is mainly a passive park with lots of open space , a very nice tot lot and has great views of the laguna wilderness areas. We sit high on a hill and get some interesting weather patterns up here.

Aliso Viejo Ranch
Here is a cool little spot in our community. It used to be a real ranch area and had animals, an old barn and such. Now the community uses it occasionally for
events. It is located just accross the street from the AV Middle School off of Cedarbrook. There have been talks in the past of it becoming a community center which was voted down by the people. Some people would like to see a passive park with community gardens. I believe it is all up in the air at this time.

Aliso Viejo Community Park #3 of 21
Here is a video of Aliso Viejo Community Park which is off of Cedarbrook and adjacent to the AV Middle School. It has some ball fields, 2 tot lots, lots of trees, dog bag dispensers, bathrooms and a pretty nice sized parking lot. Aliso Viejo prides itself in having a park nearby most any neighborhood you live in and this one is really nice. You just need to time your visit so you are not going in the school traffic which can be a bit busy

June is Microchip Madness Month
June is Microchip Madness Month
In honor of Microchip Madness Month, the Mission Viejo Animal Services Center will host a vaccination and microchip clinic from 7 to 8:30 p.m. June 8 at 28095 Hillcrest. The center has been serving Aliso Viejo since 2009. Residents can get their pets microchipped and register the microchip for $20.
The multitude of natural disasters that have impacted the country and beyond over the last few years serve as a reminder that people and their pets can easily become separated. And summer - more than anytime during the year - holds its own perils, with Los Angeles and Orange County animal shelters inundated with lost pets due to fireworks, doors left open during warmer weather and such. The best way to reunite lost pets with their owners is when a pet is properly and permanently identified with a microchip.
The Mission Viejo Animal Services Center advocates the placement of a microchip in all pets. Collars can fall off or be removed. Microchips are a permanent means of identifying your pet whether they are lost locally or on a family trip.
The size of a grain of rice, microchips are painlessly injected under the skin using a syringe similar to a vaccination. It is also essential to register the microchip and keep your contact information current with the company that registered your chip.
For more information, call 949-470-3045.
The City of Aliso Viejo, which incorporated July 1, 2001, encompasses approximately 7 square miles with over 46,123 residents. The City's annual budget is approximately $21 million. The budget is available on the City's website at www.cityofalisoviejo.com. The City supports a thriving business community with companies such as Pacific Life Insurance Co.; United Parcel Service (UPS); Clarient; Valeant Pharmaceuticals; Q-Logic; Lennar Homes; Buy.Com; Fluor Daniel; Pepsi Bottling, Inc.; Shea Homes; the Renaissance ClubSport Hotel; and Bausch and Lomb. Aliso Viejo has 23 parks, vast open space and top-notch amenities including the Aliso Viejo Ranch and the City's new Conference Center and Aquatic Center. The City of Aliso Viejo, which is celebrating its 10th anniversary in 2011, welcomes you to "Experience It All." For more information, visit www.cityofalisoviejo.com.

Today I got a ticket for turning left on Wood Canyon ...
During school hours that were posted somewhere. I saw the famous motorcycle cop who always hides out either on Wood Canyon or Chase looking for people to run the 3 way stop there. Well today he zipped around and parked facing the crosswalk where the kids cross Wood Canyon at Sanborn and I saw him, made a left turn and was shocked to see him pull me over!
I guess I never noticed the no left turn sign. He was nice but still wrote me a ticket and just want to warn my followers.. This is a ticket zone. He is always there looking for someone to write up.. so consider yourself warned!
First ticket in over 30 yrs or more so it's very upsetting to me. Of course I tell myself I'm a Realtor and most likely deserve many more tickets, but still...WHAHHH! Just want to know how much this baby will cost me. Just wished I had the courage to snap his photo and post it here. But you never know, I may get one of my friends to drive me by him one day....

City's Document Shredding and Identity Theft event resulted in thousands of pounds of paper shred, recycled
Roughly 350 cars rolled through Aliso Viejo's Document Shredding and Identity Theft Protection event Saturday, resulting in 22,959 pounds of paper shred on site and recycled at a facility in Santa Ana.
The City's event was designed to protect residents from identity theft and provide a free public service. Identity theft is one of the fastest-growing crimes in the nation, and shredding documents with personal or financial information can be an effective measure of prevention.
The service saw an increase by 125 cars from last year's inaugural event, and each car averaged about three to 10 boxes of sensitive material.
Stay tuned to the City's eNews and Twitter for information about future document shredding events.

Increase in home sales... News from NAR
According to a report from the National Association of Realtors (NAR), March saw another increase in pending home sales, with contract activity rising unevenly in six of the past nine months. The Pending Home Sales Index (PHSI), a forward-looking indicator based on contract signings, rose 5.1 percent to 94.1 in March from a downwardly revised 89.5 in February. The index is 11.4 percent below 106.2 in March 2010; however, activity was at elevated levels in March and April of 2010 to meet the contract deadline for the first time homebuyer tax credit. The data reflects contracts but not closings, which normally occur with a lag time of one or two months.
"Since reaching a cyclical bottom last June, pending home sales have posted an overall gain of 24 percent and demonstrate the market is recovering on its own," said Lawrence Yun, chief economist for the National Association of Realtors (NAR). "The index means modest near-term gains in existing-home sales are likely, which would be even stronger if tight mortgage lending criteria returned to normal, safe standards. The good news is that recent homebuyers are staying well within budget, leading to exceptionally low loan default rates among home buyers over the past two years."
The PHSI in the Northeast fell 3.2 percent to 63.4 in March and is 18.4 percent below March 2010. In the Midwest the index rose 3.0 percent in March to 83.5 but is 16.6 percent below a year ago. Pending home sales in the South jumped 10.3 percent to an index of 110.2 but are 10.5 percent below March 2010. In the West the index increased 3.1 percent to 103.7 but is 4.1 percent below a year ago.
"Based on the current uptrend with very favorable affordability conditions, rising apartment rents and ongoing job creation, existing-home sales should rise around five to 10 percent this year with sales growth of lower priced homes likely to outperform high-end homes," said Yun. "That means the price trend will reflect more homes sold in the lower price ranges."

Now here is some good news for the higher end Real Estate Market
Great News!
Until recently, financing above the conforming loan limits has been unattractive in regards to the interest rates and loan-to-values. The secondary market for these loans is non-existent. Only the largest banks are able to make these loans and put them into their portfolio. Currently the maximum conforming loan amount in Orange County is $729,750.
Since the Southern California real estate market has stabilized, Bank of America no longer considers Southern California a soft market for lending guideline purposes. They have now decreased the interest rates and increased the loan-to-values for both fixed rate and adjustable rate products. We offer both amortizing and interest only terms on the adjustable rate loans. This is a real win for real estate agents working with clients for high-end properties. Here are some examples of what is currently available.
80% to $2,000,000
5.125% 30 Year, 3.625% 5 Year ARM, 4.25% 7 Year ARM
70% to $3,000,000
5.125% 30 Year, 3.625% 5 Year ARM, 4.50% 7 Year ARM65% to $5,000,000
5.50% 30 Year, 4.25% 5 Year ARM, 4.75% 7 year ARM
No Points and No Prepayment Penalties
Not every client has the ability to pay cash for the high-end properties so the much improved jumbo financing terms are welcomed news. While these rates and terms are subject to change, we are able to lock-in the interest rates for the customers at no cost for the necessary escrow period at time of acceptance of their offers.

Food Truck Fridays in Aliso Viejo!!!! Now that's fun and exciting..
Aliso Viejo Food Truck Fridays
If you drop by the Summit at the corner of Aliso Viejo Parkway and Enterprise between 11 a.m. and 2 p.m. on Friday, May 6, you'll see people dining under a few umbrella-covered tables in front of the businesses at 20 and 30 Enterprise. This isn't a new restaurant but a new destination for gourmet food trucks on "Aliso Viejo Food Truck Fridays."
The event, sponsored by Parker Properties and Roaming Hunger, takes place every other Friday, said Karen Parker.
"We have a lot of tenants in our building and kids and older people drop by for the different cuisine offered by the trucks," she said. "It's just a lot of fun."
Each Food Truck Friday includes three food trucks parked in front of the buildings serving up different fare. Food trucks aren't new, but their popularity has grown tremendously in the past few years. In such cities as San Francisco and Los Angeles, trucks bringing yummy, freshly prepared - even gourmet - delights have become something of a trend, thrilling foodies with their offerings. The lower cost of entry has allowed chefs and restaurant industry insiders to experiment with gourmet-style street food.
On Friday, patrons in Aliso Viejo can enjoy food from Chomp Chomp Nation, which features Singapore Sloppy Joes, Chili Crab Cakes and more; The Flip Truck boasting gourmet sliders such as Ahi and pulled Thai Coconut Jidori Chicken; and Spudrunners, which dubs itself as "OC's best potato truck."
Customer parking is in the structure at 10 Enterprise.

Dog License Amnesty Program Starts on Friday 4/1/11
This is not an April Fools Joke!
The Mission Viejo Animal Services Center is launching a Dog License Amnesty Program from April 1-30, waiving all late and penalty fees for dog owners who have not licensed their dog or who've failed to renew their dog's license. The amnesty program gives residents an opportunity to comply with the law, protect their pet with a license and avoid a potential fine.
The center has been servicing the City of Aliso Viejo since January 2009.
Dog owners are strongly encouraged to license during April to avoid future late penalties and citations. State and municipal codes require that any dog over the age of four months must have a current rabies vaccination and a dog license.
Pet owners who register or renew an annual license during the amnesty period will only have to pay the regular $20 fee for an altered dog license or $50 for an unaltered dog license. Discounts are available for senior citizens 55 years and older. For a license renewal that will be due again within the next 6 months, two years payment will be required.
To purchase or renew a license, a current rabies vaccination certificate is required. If you are applying for the reduced-rate altered dog license, a copy of your pet's sterility certificate is also required. For the public's convenience, the Mission Viejo Animal Services Center will host a rabies vaccination clinic from 7 to 8:30 p.m. on Wednesday, April 13 at 28095 Hillcrest. Rabies vaccinations are $6.
Licenses can be purchased or renewed by mail or in person at Mission Viejo Animal Services Center. Residents can also pay by phone by calling 949-470-3045 Tuesday through Saturday.
For more information, call 949-470-3045.

Street Improvements begin week of March 21st
Street-improvement project starts next week
Aliso Viejo will start its annual slurry seal pavement maintenance program on March 21, as part of an on-going effort to extend the life of City streets.
The work will include removing and replacing pavement marking and adding a coat of slurry seal to Aliso Creek Road from Alicia Parkway to SR-73; Wood Canyon from Aliso Creek Road to Oakgrove/Westridge; Enterprise from Aliso Creek Road to Town Center; Glenhurst; Boundary Oak; Autumnglen; Summerfield; Springdale; Knollwood; Deerhurst; Wolverine Way; and Foxborough.
The work will require some street closures but all residents impacted by closures will receive a notice by mail and door hangers and the City will post signs. School zone areas will be completed during spring break, April 4-8.
The actually slurry seal part of the project is expected to be finished by April 8, with final pavement markings done by the end of April. All work is dependent on the weather, and any major changes to the schedule will be announced.
For more information about the work, contact City contractor American Asphalt South at 800-678-4007. Information is also available by contacting the Public Works Department at 949-425-2530 or pworks@cityofalisoviejo.com. A map of the project area is available by clicking here.
Wonder if the recent storm and those forthcoming will delay this project?

For more information about the work, contact City contractor American Asphalt South at 800-678-4007. Information is also available by contacting the Public Works Department at 949-425-2530 or pworks@cityofalisoviejo.com. A map of the project area is available by clicking here.
Wonder if the recent storm and those forthcoming will delay this project?
