Have you thought about putting a home warranty on your present home?

There are several companies that sell these. It is customary to have one for the first year of your new home purchase. However, once your home ages and things start to break, it's not a bad idea to put one on it. For example, a new air contitioner can cost you 2,000 plus but with a home warranty, it will be only the cost of the year's coverage and a service call. It's really a good idea to look into it.

Want to search the Orange County Property Tax Site?

This is a great site to check on Property Taxes for any address in Orange County. You can also find mello roos info by opening up a particular address's info and then scroll down to the " Details Link"


There you will find the exact mello roos on the property. Contrary to what many people think or say, mello roos in not a percentage of anything. It was based soley on square footage and can be higher or lower depending on what portion of the bond, if any, was paid by the builder. So this is the best way to get this information. Or of course, your Realtor should be able to guide you on this. I always pull up this information for my clients.

It also shows if tax payments are paid or late and any fines that are due. It does not release homeowner's information. It goes by address or APN number only.

Aliso Viejo Inventory Report 2/22/2010

Good Morning.

Today we have 124 ACTIVE LISTINGS

197 in BACKUP AND PENDING STATUS

and in the time period of 1.22.2010 to 2.22.2010 we closed 55 SALES.

So our INVENTORY is officially at 2.25 Months... which is low and makes for a better market for sellers than buyers at this time. Espeically if the sellers happen to be equity sellers which is about 40+ percent of our market. The rest are shortsales and foreclosed properties.

WE finally got a Trader Joes




We had been missing that. Last year we finally got one in our Lowe's shopping center known as "THE COMMONS" We also have one of the fanciest Taco Bell fast food around. It was actually torn down and replaced at a different location in the shopping center to make room for Walgreens,Trader Joes and a few other stores and restaurants.

Inventory information as of February 18, 2010

It's very important to watch the inventory and sales for each month to see where the market is going.



I have seen inventory in Aliso Viejo as low as 35 total active properties to as high as 500 active properties. ( these numbers always include condos and Single family residences)



Today we have a total of 134 ACTIVES

194 PENDINGS and Accepting BACK UP OFFERS



Since January 1 of this year, we have had 97 CLOSINGS. So we are selling approx 63 homes a month, which puts us at a little over 2 months of selling inventory. This shows there is lots of buyer interest in our community!



These figures are taken from the Multiple Listing Service. MLS and are particular to the Aliso Viejo Marketplace.
